How to Measure the Square Footage of a House

Unlike measuring a single room, this one has an actual published standard behind it. If the number is going into a listing, an appraisal or a mortgage file, that standard decides what counts.

The standard, and why it matters

ANSI Z765 is the American National Standard for calculating the square footage of a single family home. The current version is Z765-2021, and it is what appraisers work to. Fannie Mae requires appraisers to use it, which is why it stopped being an obscure technical document and started affecting ordinary transactions.

What it measures is gross living area: finished, above grade living space. Three words doing a lot of work, and each one excludes something people expect to be counted.

Measure from the outside

ANSI measures from the exterior walls, not the interior faces. That single rule means you cannot produce a compliant figure by measuring rooms from inside and adding them up. Walk the outside of the house instead.

The ceiling height rules

This is the part that decides whether attic rooms and converted lofts count, and the thresholds are specific.

Finished area needs a ceiling height of at least 7 feet. Under beams, ducts and similar obstructions the minimum drops to 6 feet 4 inches, which stops a single low duct disqualifying an otherwise normal room.

Sloped ceilings have their own test. At least half the finished area of the room must have a ceiling height of at least 7 feet. And no part of the floor with a ceiling below 5 feet can be counted at all, regardless of how the rest of the room measures.

So a loft conversion where the ridge is high but the eaves come down steeply may count for far less than its floor area suggests. Measuring this properly means measuring the height at several points, not just in the middle, and a laser measure pointed at the ceiling makes that quick. Ceiling height measurement is covered here.

What does not count

Under ANSI, none of the following go into the headline square footage: garages, unfinished basements, covered porches, and detached structures.

Finished basements are the one people argue about most. They are not added to the above grade number. They are reported separately as below grade area. A house with 1,800 square feet upstairs and a finished 900 square foot basement is not a 2,700 square foot house under this standard, and describing it that way in a listing is how disputes start.

Below grade is determined by whether the level is below the surrounding ground, not by whether it feels like a basement. A walkout lower level on a sloping site can be partly above grade, and that is exactly the sort of case where an appraiser's judgement enters.

Precision the standard actually asks for

ANSI asks for measurements to the nearest inch or the nearest tenth of a foot, with the final figure reported to the nearest whole square foot.

That is a useful calibration. It means the standard itself does not expect sixteenths. Setting your tool to decimal feet matches the standard directly and removes conversion, which is worth doing before you start rather than converting afterwards. Switching units takes one long press.

The practical method

  1. Sketch the footprint first. Walk around the outside and draw the shape, marking every corner and change of direction. Most houses are not a single rectangle.
  2. Measure each exterior wall segment. Brace the tool against one corner and shoot the next. Work around the building in one direction so nothing is missed.
  3. Split the footprint into rectangles and calculate each, or measure the bounding box and subtract the missing corners. Both methods are covered here.
  4. Repeat for each above grade storey. Upper floors are frequently a different footprint to the ground floor, and assuming they match is a common error.
  5. Check the ceiling heights anywhere a slope, a low duct or a converted space might fail the 7 foot and 5 foot tests.
  6. Record the below grade area separately rather than folding it in.

When you do not need the standard

Worth saying plainly, because most people searching this are not appraisers.

If you are ordering flooring, sizing a heating system, or working out whether a project is worth doing, ANSI is the wrong tool. You want interior finished floor area, which is a different number and is more useful for those purposes. Use the standard when the figure is going somewhere it can be challenged: a listing, a valuation, a tax assessment or a dispute.

The gap between the two numbers is not small. Exterior measurement includes the wall thickness, so a compliant figure is meaningfully larger than the interior floor area you would actually carpet.
