How to Measure a Room

Length times width takes ten seconds. Everything that makes the number actually correct takes about five minutes, and most of it is about the fact that your room is not the rectangle you think it is.

Decide what the number is for first

This sounds like a stalling tactic and it is not. The same room has several different correct measurements, and which one you want changes what you do.

  • Ordering material such as flooring, carpet or paint. You want the surface being covered, and you want it slightly generous rather than slightly tight.
  • Fitting something such as furniture, an appliance or a rug. You want the tightest real constraint, which is often not the room at all but the doorway or the stair turn on the way in.
  • Recording the space for a listing, a valuation or a floor plan. You want a consistent, defensible method rather than a generous one.
  • Sizing equipment such as heating, cooling or a dehumidifier. You want volume, not floor area.

Most bad room measurements are not arithmetic errors. They are the right answer to the wrong question.

The measurements to take

For a plain rectangular room, take five readings rather than two.

  1. Length at one end. Brace the tool flat against the wall and shoot the opposite wall.
  2. Length at the other end. Walls are rarely parallel. If these two differ, you have learned something important.
  3. Width at one side.
  4. Width at the other side.
  5. Both diagonals, corner to corner. This is the reading almost everyone skips and it is the most informative one you will take.

If the two diagonals match, the room is square. If they differ, it is not, and now you know by how much. In an older house a difference of an inch or two across a room is entirely normal. Three or four inches means anything you fit tightly to one wall will visibly gap at the other end.

Why diagonals are worth the extra thirty seconds

A rectangle is the only shape where both diagonals are equal. Measuring them is a complete check on whether your two length and two width readings describe a real rectangle or a subtly skewed quadrilateral. No amount of precision on the sides tells you that.

Measure at the right height

Take your readings at about waist height, not along the floor.

Floor level is where the baseboard, the carpet edge, the pipe boxing and the accumulated debris live. A laser shot along the floor frequently hits the baseboard rather than the wall, which shortens the reading by half an inch to an inch on each side. Across a room that is one to two inches of error, and it always errs the same way, so it compounds rather than cancels.

Waist height also gives you a flatter, cleaner target surface and makes bracing the tool easier. If you specifically need the floor dimension for flooring, measure at waist height and then check the baseboard depth separately rather than trying to shoot past it.

What to do about alcoves, chimney breasts and bays

Treat the room as a set of rectangles rather than one complicated shape.

The reliable method is to measure the main rectangle as if the intrusions were not there, then measure each alcove or projection separately, then add or subtract. Working out one large irregular polygon in a single pass is where people lose track of what they have already counted.

For a chimney breast, measure the main room wall to wall, then measure the breast width and how far it projects, and subtract that rectangle. For an alcove, measure the main room to the face of the wall, then add the alcove. Irregular and L-shaped rooms have their own guide because the bookkeeping is where the errors come from.

Precision, and how much of it actually matters

Here is a thing worth internalising before you spend an hour chasing sixteenths.

Flooring is ordered with a waste factor. Industry guidance is broadly 5 to 10 percent for straight-laid carpet, laminate or vinyl in a simple room, around 10 percent for hardwood and large format tile, 15 percent for diagonal layouts, and 15 to 17 percent for herringbone or chevron. Natural stone runs 15 to 20 percent because the installer culls pieces.

On a 200 square foot room, a 10 percent waste factor is 20 square feet. A sixteenth of an inch of measurement error across that room is a fraction of one square foot. The overage swallows your measurement precision several hundred times over.

That is not an argument for sloppiness. It is an argument for spending your care on the things that produce inch-scale errors, which are the baseboard, the out-of-square walls and the alcove you forgot, rather than on the last fraction of a reading.

Working alone

A tape measure stops being a one-person tool at about twenty five feet, where it sags, twists and needs someone at the far end. This is the single clearest case for a laser measure, and it changes the method rather than just the speed: you brace against one wall and shoot, instead of stretching something across the room and hoping it stays straight.

Write it down as you go

Sketch the room roughly on paper before you measure anything, then write each number onto the sketch as you take it. Not after, as you take it.

The failure this prevents is the one nobody admits to: standing in a finished room with six numbers and no certainty about which wall each belongs to. A rough sketch with numbers on it is a usable record. Six numbers in a phone note is not. Turning those measurements into an actual floor plan is covered separately.
