How to Measure Land and Acreage

This is the job where a laser measure is either the perfect tool or the wrong one, and the deciding factor is whether there is something solid at the far end to bounce off.

Be honest about the tool before you start

A laser measure needs a surface to return the beam. A fence, a wall, a building, a stake with a target board: all fine. Open grass with nothing at the far end returns nothing, and no amount of range on the box changes that. For open ground, a measuring wheel or a GPS app is the better instrument, and there is no shame in using one.

Where each tool actually wins

Laser measure. Excellent along defined boundaries. Fence lines, walls, hedgerows, building faces, and anywhere you can plant a target board. Also excellent for the diagonals that tell you whether a plot is square, which is the reading that catches errors.

Measuring wheel. Better across open ground and over uneven terrain, because it does not care what is at the far end. Less accurate over long distances, since it accumulates error with every rotation and slips on rough surfaces, but it always gives you a number.

Satellite and GPS apps. Fast for a rough figure and genuinely useful for irregular plots, where you can walk the boundary and let the phone trace it. Accuracy varies with signal and the app, and it is not something to rely on for a legal boundary.

Most real jobs use two of these. Laser for the boundaries you can shoot, wheel or app for the rest.

The acre, and the numbers worth remembering

An acre is 43,560 square feet. That is the conversion everything here runs through.

It is not a shape, which is the point people miss. An acre can be any outline at all. If it happened to be a perfect square it would be about 208.7 feet on each side, which is a useful mental benchmark for judging whether a figure is plausible.

To convert: square feet divided by 43,560 gives acres. A plot of 130 by 150 feet is 19,500 square feet, which is 0.45 acres.

Measuring a plot with straight boundaries

  1. Sketch it first, roughly, marking every corner and change of direction. Label the corners so measurements have somewhere to belong.
  2. Measure each boundary run. Brace the tool against a fence post or a corner stake and shoot the next one. Where there is nothing to aim at, prop a piece of white board or a target plate at the far corner.
  3. Measure the diagonals. On a four sided plot, both diagonals tell you whether it is a true rectangle. They rarely are, and knowing the amount of skew stops you calculating area as though it were.
  4. Split into rectangles and triangles and calculate each. The splitting and subtracting methods work the same outdoors as indoors.
  5. Convert to acres if the number needs to be in acres.

Plots that are not straight sided

Most real land is not a polygon with tidy corners.

For a boundary that curves gently, approximate it with a series of straight segments. More segments means more accuracy, and for most purposes five or six along a curve is plenty.

For a genuinely irregular plot, the practical method is to break it into triangles from a single interior point, measure each triangle, and add. Triangles are useful because you only need three sides to get an area, so no right angles are required anywhere.

For anything with a watercourse, an old hedge line or a boundary that follows a natural feature, accept that you are producing an estimate. Those boundaries move and were rarely surveyed precisely in the first place.

What your measurement is not

Worth stating clearly, because the consequences are real.

Measuring your own boundaries produces a working figure for ordering material, planning a fence, or estimating a job. It does not establish where the legal boundary is. Deeds, plats and registered plans do that, and where they conflict with what is on the ground, a licensed surveyor resolves it.

If the number is going into a sale, a dispute, a planning application or anything involving a neighbour's fence, get it surveyed. The cost of a survey is trivial against the cost of a boundary dispute.

What you do with the number

Area alone rarely finishes the job. Most outdoor work needs area converted into material, and most bulk landscaping material is sold by the cubic yard, which means area multiplied by a depth.
